To all of you who are considering your first home, your time to cash in on the tax credit is coming to an end.  To the the $8000 tax credit you have to be closed on your home before or on Aptil 30, 2010.   Remember, to be pre-approved for a home loan takes a bit longer than your regular old auto loan.  If you are looking to receive the tax credit, you need to get approved about 25 days before you are looking to close.
Right now, America First Credit Union is on a 25 day rate lock for purchase only.  A rate lock is an agreement between the borrower and the lender for a specified number of days for which a loan’s interest rate and points will be guaranteed by the lender.

There are some stipulations:

· Amount of credit $8,000.00, or $4,000.00 married filing separate
· May not have interest in primary residence for 3 years prior to purchase
· Income limit $75,000.00 per year if single, $150,000.00 per year if married

Also, if you are current homeowner, been in your home for 5 years and are looking to upgrade, you can get up toa $6500 tax credit.  Here are some things you should remember:

· Amount of credit $6,500.00, or $3,250.00 married filing separate.
· Must have used the home you sold or is being sold as a primary residence consecutively for 5 of the previous 8 years.
· As long as your binding purchase contract to buy your new home is in by April 30, 2010 the purchaser will have until July 1, 2010 to close.
· Income limit $125,000.00 per year if single, $225,000.00 per year if married.
· Can not buy a home over $800,000.00.

What will you spend on the one you love this Valentines Day?

Each year American’s spend billions of dollars on Valentine’s Day. In 2009 14.7 billion dollars were spent on Valentine related gifts according to BIGresearch. For this upcoming year 2010 Americans are expected to spend even more.

Rather than giving gifts this year my husband and I decided to take a mini vacation to St George, UT for the Parade of Homes. Although I love flowers and going out to dinner I would rather have a vacation.

Since the economy has not officially recovered from 2009. How will you be spending your Valentines Day? Do you think the gifts are worth the money?

It is that time of the year again … Tax season! I was doing some research on using a professional tax accountant to help me with my taxes this year. I usually use Turbo Tax but I have done a lot of investing this year with buying a home and all of the tax credits that come alone with it. Also I have school tax credits, at least I think I do!?

I just want to make sure I am not missing out on any tax credits that may be out there.  So, do I need someone to prepare my taxes for me?  Or should I use Turbo Tax?  Here is a list of simple questions to determine if you need help with your taxes.  If you answer YES to any of these questions or you just are not confident that you will not make an error, then it might be a good idea to pay a little extra this year and hire some tax help.

  • Do you know what you can count as a deduction?
  • Do you understand the tax process well enough?
  • Did you buy and/or sell stock this year for a gain or loss?
  • Do you have freelance or consulting income?
  • Do you provide financial support for someone?

These are just a few questions.  You should really do your research before embarking on your taxes alone.  Get tons of information at www.irs.gov .

A small fee to a professional tax preparer may be worth it to you in the end.
